We work closely within the luxury real estate space in Boston as there is a natural synergy which exists. Established real estate advisors in Boston are often singularly valuable sources of knowledge and experience for their clients across a variety of subjects relating to a home purchase.
This could range from a knowledge of school quality in a neighborhood to a recommended builder or craftsman whom they trust.
The most common scenario we provide value to both Real Estate Advisor and owner is accurate design and costing options. This is particularly valuable when the client likes a proposed home and will potentially purchase it—but the project will require a design and remodel to achieve the client’s exact taste.
The two questions frequently posted are:
- What are the design options for this home?
- And what will these potentially cost?
At NEDC we can and do step in immediately and often will walk a potential property with both real estate advisor and owner and present design concepts with attendant costing in real time.
This often helps the real estate advisor and client with the knowledge needed to make the needed offer and close on the home purchase.

WHAT IS ARCHITECTURAL DESIGN BUILD?
Architectural Design Build is an approach to the creation of the built environment which embraces the true legacy of the Architect in his original role as Master Builder.
This is the natural course of building, cherished by humanity for thousands of years—responsible for nearly every beautiful creation which mankind has erected.
In Architectural Design Build, one individual, entity or creative firm is fully responsible for the complete design, planning and construction process. This legacy is one of craftsmanship, knowledge, and full responsibility for every aspect of the projects—from conceptual design through to artisan build.
The design and construction industry today has become unnecessarily fragmented, with arbitrarily distinct spheres of responsibility that lend confusion to the process and can create headaches and stress for the client. With a fully separate architect, interior designer, landscape architect, and builder there can be gaps in coordination and spheres of responsibility.
This approach whereby the architect and builder are separate entities is known as design-bid-build. The project is designed by one entity and bid (usually) to multiple builders or contractors.
Architectural Design Build is becoming increasingly popular throughout Boston and the United States as homeowners seek a simpler, more effective and fully responsible approach to the design and construction of their homes.
